Received one or more FINE sheets (Ficha de Informação Normalizada Europeia — the standardised European mortgage information sheet) from the banks and unsure which offer is really the best? The tool below does that analysis for you — free, in just a few minutes.

How it works

  1. Upload the PDFs of the FINE sheets you received (up to 5 documents).
  2. Enter your email and mobile number — because this is sensitive financial information, we confirm your number with a code sent by SMS.
  3. See your analysis dashboard: APRC, NIR, MTIC, monthly instalment, term and any promotional campaigns of each offer, side by side, with the best offer highlighted.

The FINE has a standardised format across the European Union precisely to allow objective comparisons — but in practice they're dense pages of numbers. Our automatic analysis extracts the indicators that matter and explains what they mean. To go deeper, see our guide on how to read a FINE.

What we analyse in each offer

  • APRC (TAEG) — the effective total cost of the loan, including interest, fees, taxes and insurance. It's the most reliable indicator for comparing offers.
  • MTIC — the total amount you'll pay the bank by the end of the contract. Tenths of a percent in the rate translate into thousands of euros here.
  • Monthly instalment — including variants with and without bundled products (insurance, salary domiciliation, cards).
  • Campaigns and special conditions — spread reductions, offers and conditions the banks tuck away in "Part B" of the FINE.

What if the offer can be improved?

In most cases, the bank's first offer is not the best you can get. Finzo's advisors work with partner banks every day and know exactly where there's room to negotiate — spread, fees, insurance and campaign conditions. After seeing your analysis, you can ask, at no cost or commitment, for Finzo to take your case to our partners and present you with better terms.

Your documents are handled confidentially and used only for this analysis, under the terms of our privacy policy.
